Terms & Conditions

1. Reservation Fee

A non-refundable reservation fee of 50% of the total cost of your stay is required to secure your booking. Once received, your reserved dates will be made exclusively available to you, and all conflicting requests will be declined.

2. Accepted Payment Methods

We do not accept:

- Cash payments on the property

- Credit card or debit card transactions

  • Accepted payment platforms only:

    - PayPal

    - Airbnb

    - Vrbo

    - Booking.com

3. Reservation Confirmation

  • Once your payment is verified, we will issue a PDF document titled “Booking Confirmation” or “Receipt.” This will serve as proof of your reservation and must be presented at check-in (either printed or digital).

  • Verification Times:

    - Immediate: Airbnb, Booking.com, PayPal (instant transfer)

    - Up to 3 banking days: Delayed transfers or cross-platform issues

4. Cancellation Policy

Cancellations are subject to the following conditions:

  • No refund of reservation fee if cancelled within 10 days of check-in

  • 50% refund of the reservation fee if cancelled 10 days or more before check-in.

  • In the rare event that Jamaica Airbnb Rentals must cancel due to unforeseen circumstances, only the affected nights will be refunded.

  • Guests are responsible for any transaction fees related to refunds.

5. Balance Payment

  • For stays under 3 months, the remaining balance is due on or before check-in, using one of the accepted payment platforms (see Section 2).

6. Security Deposit

A security deposit of £250 / $335 is required before or at the time of check-in. This deposit covers:

  • Damage caused by misuse or negligence

  • Violations such as smoking indoors

  • Lost keys, stained linens, excessive cleaning, or unapproved late check-outs/extra guests

The deposit is refundable within 1–3 business days after checkout, minus any applicable deductions. If deductions exceed the deposit, the guest will be billed the difference.

7. Check-In / Check-Out

  • Check-in: 3:00 PM – 11:00 PM

  • Check-out: 7:30 AM – 11:00 AM

  • Late Check-In/Out Fees:

  • - £4 / $6.70 – Late check-in (after 11:00 PM until 7:00 AM)

  • - Free – Late checkout up to 12:00 PM (overnight stays)

  • - £8 / $13.50 per hour – Check-out between 12:00 PM and 2:30 PM

  • - Full nightly rate – Checkout after 2:30 PM

  • Extensions are subject to availability and must be requested at least 12 hours in advance.

8. Amenities

  • Use of function halls or shared areas may be subject to availability and building management fees. Please inquire in advance.

  • Note: There is no swimming pool available on the property.

9. Indemnity

  • Guests are expected to behave respectfully and responsibly during their stay. Jamaica Airbnb Rentals is not liable for injuries, accidents, or illnesses arising from guest negligence.

10. Unregistered Guests & Visitors

  • Only registered guests are permitted to stay overnight.

  • Visitors are welcome until 10:00 PM only.

  • Any undeclared overnight guest will incur a penalty of £95 / $127 per person, per night.

  • Our staff reserves the right to deny access to any undeclared or excess guests at the time of check-in or during the stay.

11. Changes to Reservation Dates

  • - £4 / $6.70 – Changes made 5 to 10 days before check-in

  • - One night’s rate – Changes made less than 5 days before check-in

  • - No refund – No-show on check-in date

12. Linens and Towels

  • Each booking includes linens and towels for two (2) guests.

  • Additional sets (beyond four guests): £4 / $6.70 per set

13. Loss of Belongings

  • Guests are advised to lock doors when leaving or sleeping. Jamaica Airbnb Rentals is not responsible for loss or theft of personal items.

14. Smoking Policy

  • Smoking is strictly prohibited inside the unit.

  • Penalty: £50 / $67 for any evidence of indoor smoking.

  • Violations may result in early termination of stay without refund.

  • Designated smoking areas are provided outside the unit.

15. House Rules

  • Each unit may have its own set of house rules aligned with building regulations. These will be clearly provided in the unit.

  • Penalties apply for violations, including extra cleaning fees, fines, or eviction.

16. Force Majeure / Fortuitous Events

  • Events such as natural disasters or power outages do not warrant refunds. However, paid rent may be transferred to a future booking, subject to availability.

  • A confirmed booking is a binding contract.

  • The name(s) on the reservation must match those staying at the property. Government issued ID may be required at check-in.

  • No third-party bookings are allowed (e.g. booking for someone else without prior approval),

  • Any misrepresentations may result in cancellation without refund.
